Our Developments

Here are some FAQs about our developments. Want to know if you need to book an appointment, when our marketing suites are open or what show home is on a certain development? We explain all here.

Most of our marketing suites and show homes are open Thursday – Monday from 10:30am until 5:30pm.

If you would like to speak to one of our Sales Advisors, is it best to book an appointment to ensure we have time to answer anything you would like to discuss, as we may be helping other customers. However, you are very welcome to just pop in during our opening hours.

To book an appointment please ring or email our Sales Advisors (all contact details can be found on our development pages), or you can book an appointment online, again they can be found on each developments page.

You can find all our current developments here. And you will be able to see all of our sites including their location. Each site also has a directions tab which will show you their exact location on a map.

If you would like any further details on any of our plots, including when the property might be ready, please give the Sales Advisor a ring or drop them an email and they will be happy to help. We do have a live chat function on our website, manned by the lovely George, and it is available most weekdays.

Our show homes are usually highlighted on our layout maps for each development, however if you would like to double check our Sales Advisor can confirm this for you and also advise if there are any view homes available too. We also highlight individual plots to say if there is a show home of that house type at another development. We have a lot of 360 tours of our house types which will give you a good feel for the house too.

Buying with Stonebridge

Here we answer so common questions we are often asked about the buying process with us as this can differ from other house builders.

Once you are in the position to reserve your new Stonebridge home, you will pay a reservation fee of £500. This reservation fee will then go towards the cost of the purchase.

Upon the exchanging of contracts a 10% deposit is usually required. If you are using a high deposit the rest of the deposit is required for completion.

Stonebridge Homes are not registered to provide financial advice. However you can contact one of our recommended New Build Mortgage Specialists who will discuss the most appropriate financial solution for you. Our Sales Advisors can help put you in touch with them.

You are very welcome to use people you already know. However, we have recommended New Build Mortgage Specialists and Legal Experts who we know and trust, and who can work with you to ensure everything runs smoothly towards meeting the agreed Exchange of Contracts target dates.

There is no financial gain to Stonebridge Homes when you use one of our recommended specialists.

Please contact the sales advisor for the relevant site and they will be able to advise on time frames and if it is possible to reserve an un-released plot. We can on occasion offer early bird reservations should you have a specific plot of preference and providing you’re in a position where you are able to proceed with the purchase.

If you are a FTB and require a mortgage, you will need to provide a ‘decision in principle’ to be able to reserve your new home. If you have a house to sell, your house needs to be sold and you will need to provide a ‘memorandum of sale’. If you have a have a house to sell and require a mortgage you will need both these documents to reserve your new home. If you are a cash buyer, you will need to provide proof of funds. Our Sales Advisors will be able to advise further on this, so it is best to speak to them.

Buying off-plan means that you purchase your new home before it has been built. Buying this early on has the advantage that you can pick all of your own personal choices for the plot, as some plots that have already been built you are limited to the extras you can choose.

If you reserve your new home in the early stages of the build or before construction has begun, you have the options to choose all your extras. This includes kitchens, tiling, extra sockets, flooring and so much more. Speak to our Sales Advisors to get a full list of what you pick.

Ways to buy

At Stonebridge Homes we are different ways to buy to help you purchase your dream home, these are some FAQs which can help answer some of your questions about the schemes.

Please speak to our Sales Advisors to find out about the different ways you can buy a Stonebridge home as they are only available on specific plots/developments. Our options include: Part Exchange, Assisted Move and Own New. We also have Shared Ownership properties available on certain development, please speak to our Sales Advisors to find out more as the differs for each site.

Shared Ownership is available on some plots, on some developments. Current plots available for shared ownership will be marked as such on our website. Like any scheme, Shared Ownership comes with a lot of options and each plot will be specific in terms of what percentage you can buy/rent. We’d recommend speaking directly to a sales advisor to understand the options available on an individual plot.

Yes, all Stonebridge Homes include a fast charging 7kw electric car charger. For where this is located on each plot, please just ask your sales advisor.

Yes. All new builds have a management company in place to look after the green spaces, as the council will not adopt them.
