Why Buy A New Build Home?

The benefits of buying brand new go much further than just the feeling of your new home is fresh, clean and untouched.

Save you money

According to the House Builders Federation, owners of new build house are saving on average £2,200 per year in energy costs compared to owners of older houses. New houses are designed with enhanced insulation, double glazing and cost-effective boiler systems, which all result in a lower energy consumption and reduced running costs. In comparison, older properties tend to be more expensive to run, due to outdated plumbing systems, single glazed windows, old wiring, loose roof tiles and poor insulation.

Energy efficient

New build homes are consistently rated with much higher EPCs than existing dwellings. For homes logged in the year to December 2022, 85% of new builds were rated A or B for energy efficiency, while under 4% of existing dwellings reached the same standards. In contrast, 51% of existing dwellings were rated D or lower, as compared to less than 4% of new builds.

Reduce carbon emissions

The average new build home emits a third of the carbon of older properties, reducing emissions by 2.5 tonnes each year. Its impact on the environment and climate change is far lower than older houses. Homes in the UK account for 20% of our greenhouse gas emissions, so improving the energy efficiency of our homes is at the top of the agenda for Stonebridge Homes and other house builders right now.

Deposit Unlock

Another fantastic benefit of buying a new home is that you’ll get the opportunity to buy using the new Deposit Unlock scheme. This means that whether you’re a first-time buyer or a home mover, you can buy a new build home with just a 5% deposit and 95% mortgage. This scheme is exclusively for new build homes and depending on your circumstances, the maximum loan you can take out to buy a property is currently £750,000. This is such an amazing scheme, as it’s giving more people the opportunity to own their own home.

Local amenities

Buying a new home is perfect when you have children, as housing developments have a great sense of community. This means that kids can meet other kids and play in the green spaces available, and parents can gather together to forge new friendships. And, new builds also offer the luxury of low maintenance, right from when you move in, so you don’t have to spend time renovating or fixing the house like you would expect with an old build, which means you can spend more quality time together as a family.

Excellent locations

At Stonebridge, we understand that location is one of, if not the most important factor when moving home. This is why our new housing developments have been specifically chosen in some of the most sought-after areas. Whether you’re looking for great schools, good transport links, a lovely British town or even a quintessential rural village, we’ve got something for everyone looking for a new home.

Flexible living

Working from home is the new norm and with a new build you can use that extra room as an office, and you can ensure your outdoor entertaining space is perfect for relaxing with family and friends.

Choice of house types

We build a huge range of property styles on all of our developments – including 2, 3, 4 and 5-bedroom homes. This means you are able to choose a home with a layout and appearance that is just right for you, your family and your lifestyle.

Here at Stonebridge Homes, we believe one of the best things about buying a brand-new home is that it’s a blank canvas, so you can put your own design stamp on it from top to bottom. Whether it be furniture, the colour scheme, the accessories, you can make it the home of your dreams from the get-go.

Whilst Stonebridge Homes is renowned for providing the highest possible level of specification, we understand that you may wish to tailor certain aspects and add that touch of 'individuality'. There is a comprehensive range of carefully selected products, fixtures and fittings on offer, sourced from only the best suppliers that uniquely enhance and complement the specification which comes as standard. Dependent upon the build stage of your new home, we will invite you to choose any additions that you may require from the extras available. All of these are competitively priced too.

Here to help

Everyone has probably heard stories of people buying an old home and only discovering afterwards that they need so much more than just a lick of paint. It is often expensive work that needs doing too – like rewiring, a new boiler or a new kitchen. The beauty of buying new is that everything is exactly that – brand new. And in the unlikely event of something needing to be done after you move in, homes are covered by a two-year Stonebridge Homes warranty and a ten-year structural warranty from Premier Guarantee. Save time on DIY – let Stonebridge Homes do it for you.

Be part of a new community

Moving into a brand-new home offers you more than just a new place to live. It’s a chance to be part of a new and vibrant community. Our neighbourhoods are designed and built with people in mind, and with everybody starting from scratch, getting to know your neighbours and community is easier as you settle in and discover your new surroundings together.

An easy and affordable move
